Five lines, one file

Most deals need more than one of these at once. A Dubai purchase becomes a mortgage question, then a residency question. You brief us once and we carry the whole file.

01

Property

Residential and commercial acquisition for buyers who are not local to the market they are buying in.

We buy property on behalf of people who do not live in the market they are buying in. In Dubai that means knowing which developers deliver on time, which off-plan releases are worth an allocation and which secondary stock is priced on hope rather than comparables. In London it means prime central residential and commercial buildings, usually bought quietly. In Monaco it means residences that are traded between agents long before they are advertised. We check the price against real transactions, put the right surveyor and conveyancer on the file, and stay on the deal through handover, snagging and the handoff to a letting or management company.

  • Direct developer access and allocation in Dubai off-plan releases
  • Price sanity-checking against recorded transactions, not asking prices
  • Sourcing off-market stock in prime central London and Monaco
  • Coordinating survey, valuation and conveyancing across jurisdictions
  • Handover attendance and snagging management
  • Handoff to letting, management or resale when the deal completes
02

Finance and capital

Introductions to lenders, private banks and capital partners who will actually take an international file.

Most lenders will not read a file from a non-resident with income in three currencies. We know the ones who will, and we know what they need before they ask for it. That covers non-resident mortgage routes in the UK and UAE, bridging and development finance when timing matters more than headline rate, private credit for deals that sit outside bank appetite, and capital raising for founder-led businesses that are past friends and family. We prepare the file, make the introduction to a named decision-maker rather than a form, and stay involved through terms and drawdown.

  • Non-resident and expat mortgage routes in the UK and UAE
  • Bridging, development and refurbishment finance
  • Private credit and asset-backed lending for non-standard files
  • Capital raising for founder-led businesses
  • Private banking relationships that accept internationally sourced wealth
  • Cross-border payment and FX partners for settlement

Corporate setup and residency

Landing a company or a family in the UAE without guesswork.

Setting up in the UAE is not hard; setting it up correctly for what you intend to do is. The licence type decides your banking, your visa quota and your tax position, and unwinding a wrong choice costs more than making the right one. We work through free zone versus mainland against your actual activity, arrange the company formation, and open the doors at banks that will take a newly formed entity. On the personal side we handle residency and Golden Visa routes for the family, and set out what tax residency and economic substance genuinely require of you rather than what a brochure claims.

  • Free zone versus mainland licensing chosen against real activity
  • Company formation, licence issue and corporate documentation
  • Banking introductions for newly formed entities
  • Golden Visa, investor and employment residency routes
  • Tax residency and economic substance requirements explained plainly
  • Local sponsor, PRO and government liaison relationships

Wealth and assets

Private-treaty brokerage on things that rarely reach a public listing.

Yachts, aircraft, classic and performance cars, watches and art mostly change hands privately, between people who already know each other. We sit inside that circuit on both sides. If you are buying, we find the asset, tell you what it is really worth and what it will cost to keep, and inspect before money moves. If you are selling, we approach a short list of credible buyers rather than advertising your name and your asset to the market. Escrow, transport, registration and insurance are arranged as part of the deal, not left to you afterwards.

  • Sourcing yachts, aircraft, classic and performance cars, watches and art
  • Valuation reality-checks and independent condition inspection
  • Discreet disposal to a short list of vetted buyers
  • Escrow and staged payment structures
  • Shipping, import, registration and insurance coordination
  • Ownership structuring introductions where it is warranted

Advisory

Retained consultancy for companies entering a new market.

Companies entering the Gulf or the UK usually fail on people rather than plan: the wrong partner, an unchecked counterparty, a distributor with no real reach. We work on retainer as the part of your team that is already there. That means running due diligence on the counterparties in front of you, finding and testing partners and suppliers, building a market-entry plan with real numbers and timelines, and representing you on the ground between visits so momentum does not stall for a month at a time. Where a deal needs one of our other lines, it moves across without a new introduction.

  • Counterparty and partner due diligence before you commit
  • Partner, distributor and supplier sourcing and testing
  • Market-entry planning with costed timelines
  • On-the-ground representation between your visits
  • Meeting programmes and government or free zone liaison
  • Ongoing retained support once you are trading
