We stay in the deal until it closes

An introduction that ends at the introduction is worth very little. This is the engagement in full, including how we are paid and what we will not do.

    Brief

    Week one

    A call, then a written brief we send back to you. What you are trying to do, the budget and the currency it sits in, the timing, and the constraints you already know about. If what you want is not sensible, or not possible on that timeline, we say so at this point rather than three months in.

    • A written brief confirming scope, budget and timing
    • A named point of contact for the whole file
    • Our fee basis in writing before any work starts
  2. 02

    Sourcing and vetting

    Weeks one to four

    We go to the market through people we already deal with, and we check them. Ownership, track record, delivery history, and whether they have the appetite and capacity for your file right now. On the other side, we make sure you are presentable: funds evidenced, structure decided, documents in order, so nothing stalls at the point of introduction.

    What you receive

    • A shortlist with the reasoning, including what we rejected and why
    • Counterparty checks on every party we put in front of you
    • A prepared file so the other side can act quickly
  3. 03

    Introduction and negotiation

    Weeks two to eight

    The introduction is to a named decision-maker, not a general enquiry line. We stay in the room. That means running the price and terms conversation where you want us to, keeping the lawyers, lenders and agents moving in the same direction, and telling you when the deal in front of you is worse than the one you could still get.

    • Direct introductions to decision-makers, with context on both sides
    • Terms negotiated or reviewed with you before you sign
    • One weekly written update while the deal is live
  4. 04

    Completion and handover

    To close

    We stay until money and title have moved and the practical work is done: registration, handover, snagging, shipping, licence issue or drawdown, whichever the deal needs. Then we hand you to the people who look after it day to day — management company, accountant, PRO — and we introduce them too.

    • Introductions to ongoing management, accounting or PRO support
    • A closing pack with everything held in one place

How we are paid

Either a success fee on completion, agreed as a percentage or a fixed amount before we start, or a monthly retainer for advisory work where the outcome is not a single transaction. Where a counterparty also pays us, we tell you the amount before you meet them. We do not take a fee from both sides without both sides knowing.

What we will not do

  • Give regulated financial, legal or tax advice. We introduce the people who are licensed to give it.
  • Push a developer, lender or asset because someone is paying us more to place it.
  • Take on a file we cannot deliver. If it is outside what we know, we say so.
